5 Ways to Increase your House Price in 2024

As the housing crisis enters its umpteenth year, house prices are rising by 9% year-on-year. 

Despite a severe shortage in housing stock which will take many years to rectify, some properties remain on the market for many months or even years, with no takers.

Many of these properties are derelict and require a major makeover, but for many homes, a bit of investment in a few key areas could make them much more attractive to potential buyers.

Briain Kelly of EnergyEfficiency.ie has offered five ways of increasing the value of your property, whether you are selling now or in the future.

1. Improve your home BER rating

“Anyone thinking about selling their home now or in the future should consider the Building Energy Rating (BER) of the property. When selling a home the BER must be displayed – and low ratings are off-putting for potential buyers,” said Mr Kelly.

“This is because homes with low BER ratings have much higher energy costs and are less comfortable to live in. Getting a BER assessment will tell you which areas you can improve, or whether your home already has a high rating. It’s worth noting that newly built homes must have a BER of A2 or higher.

“The first thing to consider to improve your home’s energy efficiency and BER is upgrading insulation. Homes often have low ratings because they lose heat through inadequate wall or attic insulation. Upgraded insulation will not only increase comfort, but also improve the BER – adding thousands to the property value when you’re ready to sell.”

2. Install solar panels

“The second thing that you might consider is installing solar panels. This applies especially to those who are thinking about downsizing the medium term – because you’ll get the benefit of totally free electricity after the initial payback period, as well as an increase in the property’s value. A rooftop solar system of 8 to 10 panels will cost around €6,500 to €7,500, and solar panels typically pay themselves off in around 7 years.”

3. Heat pump installation

“If you have already upgraded insulation, another great way of improving the BER of your home is to install a heat pump system. Heat pumps make a home comfortable 24/7 and they are the most efficient of all heating systems.”

4. Door and window insulation

“Upgrades to doors and windows in your home can also increase its value, by reducing heat loss by as much as 10% through measures such as draught-proofing and double or triple glazing.”

5. Replacing old radiators

“Replacing old radiators or even switching to underfloor heating can both improve the BER, raising the price of your property.”

Mr Kelly said that although energy upgrades often cost thousands of euros, most will pay for themselves through savings on energy bills. 

“Grants for home upgrades are available from the SEAI, and low interest loans for deep retrofits make energy improvements more affordable for homeowners looking for a higher BER rating,” he added.
